Our services include;
Fast void (empty property) turnaround - The time
a property is left empty can be minimised if action is taken before
the existing tenant leaves. This includes providing information
on keys, ensuring all repairs are completed, negotiating access
for showing prospective tenants around. If the property is already
empty, we will provide you with the criteria to get it to a lettable
standard. We will carry out a data base search to match your property
to a tenant as well as marketing the property.
Client location – We will find a suitable
tenant for your property through our advertising and marketing methods.
We will see the tenant into the property, arranging, explaining
and signing over the tenancy agreements, changing over utilities
and notifying relevant bodies including Council tax.
Tenant references – Identity confirmation
will include validating a passport or drivers licence, a utility
bill to their current address, obtaining a bank reference, an employment
reference, a previous landlords reference, credit score and a visit
to the existing home.
Property Inspections - We will carry out regular
surveys and inspections of the property once it is occupied and
report back to you. This is normally done every three months.
Void Property Inspections – When the property
is vacant, we will carry out inspections weekly. We will ensure
the property is secure and in a lettable condition for the next
tenant including being up to the current health and safety standards.
Pre let Property Inspections – Before the
property is let we can assist in an inspection of the property and
give you advice on what you need to bring the property up to a lettable
standard and in line with current health and safety regulations.
We can give you an idea of the lettable value and also assist with
gas and electrical safety inpsections and certification.
Rent Collection & Accounting – Rents
are collected by automatic bank transfers from the tenant and transferred
to you the next working day. Statements are provided monthly to
include a breakdown of all income and any expenses.
Tenant Rent Deposits - The rent deposit is collected
from the tenant at the beginning of the tenancy. This is equivalent
to one months rent. This is held in an insurance backed bonding
scheme. At the end of the tenancy the deposit is returned to the
tenant, after the property inspection report has come back satisfactorily
and all rent payments are up to date.
Repairs – As the landlord you will have
the option to arrange repairs yourself or we can do it for you.
We will undertake all urgent repairs up to a price limit of £150.00
or a limit agreed by you. In all other cases we will give you a
competitive quotation for any repairs to be carried out by a qualified
tradesmen.
Repossessions and Court action – In very
limited circumstances, the tenant may not vacate the property after
the end of a tenancy or fall into rent arrears. We will take recovery
action for you to obtain the property back. We will serve the notices,
serve the court summons, attend the court hearing, arrange and attend
the eviction. We will also take action to recover any rent owed
from the tenant.
Rent paid in Advance – We can offer landlords
up to 6 months rent paid direct to you, in advance once the property
is let. We have found this service extremely valuable to landlords
who want to free up capital quickly for other investments projects,
and also to act as a guarantee for rental income.
Property Sourcing & Acquisitions – We
have found this service to be valuable to landlords with limited
time, who want to expand on their existing portfolios. You just
